Note that the reservation and cancellation terms detailed below apply for individuals that wish to book the townhouse directly with the owners, not those who have used a third-party booking system. In those instances, the reservation and cancellation terms listed with that site apply.
Changes to these Terms
We reserve the right to change and update these terms and conditions at any time. We suggest that you revisit this page and print out a copy for your records immediately prior to your arrival at our property.
Reservation Deposit
You will be requested to pay a reservation deposit in order to confirm the booking. This reservation deposit is to be used as part-payment for your stay, provided you do not cancel your booking.
The reservation deposit is variable based on the total number of guests and the length of the booking. The owners will communicate with you what reservation deposit is required for your booking and will provide you with a link to pay via PayPal (all major debit and credit cards are accepted).
Cancellation of Reservation
Cancellation of reservations are possible, but they must be confirmed. We request that you send your cancellation request first by email, (including the dates of your stay, and the name of the individual that made the booking) and if you do not receive a response within 24-hours, to follow up by telephone. If your cancellation request is not confirmed by the below-mentioned dates, the refund will not be provided.
- If you cancel your reservation within 90 calendar days of the date of arrival, you will receive a 100% refund*.
- If you cancel your reservation within 60 calendar days of the date of arrival, you will receive a 50% refund*.
- If you cancel your reservation less than 60 days prior to the date of arrival, you will not be entitled to a refund*, but this will be subject to the owner's discretion.
*The refund returned will be excluding any transfer/PayPal fees and as we only charge in EUR, the refund will be for the same EUR amount, we are not responsible for currency fluctuations.
Balance Payment
The balance payment (total price of the booking quoted minus deposit paid) must be paid prior to your arrival. This may be paid via:
- PayPal
- Bank transfer (the funds must clear in our account prior to your arrival)
- Cash upon arrival.
Note, that you will not be given keys or allowed access to the property if the full balance payment has not been paid by one of these above-mentioned methods.
Security Deposit
You will be requested to pay a security deposit which is variable depending on the number of guests and the duration of your stay. This will be communicated to you prior to your arrival by the owners. This security deposit ranges from €100 to €1000.
This security deposit is to be paid in cash upon arrival, and will be returned to you in cash upon departure, provided there are no damages.
Any damages to the property and its contents will be evaluated, and a fair amount determined by the owner will be subtracted from the security deposit before being returned to you.
In any instance whereby negligence or blatant disregard for the property or its contents is clear and the damages exceed the amount of security deposit, you will be liable for this payment also.
Community Rules
The relevant community rules are stated here, and must be adhered to at all times.
Failure to adhere to these rules will constitute your immediate breach-of-contract, and you will be obliged to leave the premises and return the keys to the owner immediately, surrendering your security deposit also.
- No excessive noise after 23:00 including music, television abnormally loud, shouting, etc.
- No food/drink/chairs in the pool area.
- Further pool rules are stated on the board outside the pool, these rules must also be adhered to.
- No pets to be allowed in the gardens without a lead, and they must be cleaned-up after
- The community gates are to remained locked at all times, not to be propped open
House Rules
- Any items broken are to be reported to the owners immediately and either replaced by equal-quality items, or the value of which is to be deducted from the security deposit
- The internet access is provided free of charge, no illegal activity of any kind through it is permitted, and if discovered, will be reported to the police immediately
- The property and its contents are to be respected. The property is to be left tidy, any blatant disregard of this rule will incur additional cleaning charges which are to be deducted from the security deposit.
- For bookings longer than 5 days, a mandatory cleaning of the property will be provided by the owner at the tenants' expense of 35 EUR per clean. Depending on the duration of the booking, multiple mandatory cleans may be imposed - this is to be arranged with the owner at the time of booking. At the tenant's request, this can include turnover of bed linen and towels - please give at least two days' notice to the owner prior to the clean if this is desired. During this mandatory clean, if the cleaner discovers that there has been excessive mess and/or neglect of the property that could lead to permanent damage (such as mould, pet hairs throughout the house and embedded in the furniture, etc.), the owner will be informed and following an inspection by the owner, and depending on the severity, the owner will offer the tenant one of two options (or both) to either pay for the additional cleaning / repairs required to restore the house or to immediately terminate the contract, whereby the tenant would surrender the security deposit and any balance paid (without refund).
- Electric heating/cooling of any kind is strictly prohibited in the house - a functional fireplace and gas heater (with one full tank of gas) is to be provided included in the rental price. Please note that the townhouse does not have air conditioning, but with the proximity to the sea, a lovely draft fills the house - both bedrooms are equipped with ceiling fans.
- When no-one is in the property, the doors and gates are to be locked at all times. This is as much for the owner's protection as your own.
- Unless otherwise specified, and agreed with the owners, check-in time will be no earlier than 16:00 local time, and no later than 22:00 local time and check-out will be no later than 11:30 local time.
- When making the booking, it is imperative that you communicate the exact number of guests that will be staying in the townhouse. If you arrive with more than the previously-agreed number of guests, we reserve the right to refuse entry. If entry is allowed an additional fee of 50 EUR per person per day will be charged.
- Lost keys will be charged a replacement fee of €10 per key.
